I just recently toured the properties over at this Evolution Development which has seen 95% of the homes sold already! I was very impressed with what I saw both inside and out, and the last 5 homes remaining are not going to last long….they could even be gone as I type this. This is another Intrawest crafted project, but unlike other timeshares this is a deeded property which means you can pass this onto your children. The other aspect I like about this setup is you get one week out of every month, and Intrawest keeps the place tip top for you while you’re away.

Whistler to me and many others has a magical feeling in the air when you’re in town. It’s a place where you can just relax just being there, and yet you can go blast down your choice of two mountains for an adrenaline rush. It’s a place that is as gorgeous in the winter as it is in the summer, with plenty to do and see no matter what the time of year. And, of course, it’s going to be in the world spotlight as the host of the 2010 Winter Olympics.

In the real estate past of Whistler the smart money was invested in off-plan condos and townhomes. These developments offered investors the chance to buy a property before the ground has even been broken with just a small deposit and with further payments due as construction has proceeded. We all know these properties were to be ‘flipped’ before further payments fell due for substantial profits. If you have only had to put up 10%, but the value of the property has increased by 20%, you could see a 200% return on your money in just a few months. This was done again and again; it was a game in which fortune favored the bold. One famous investor turned $10,000 into $50m in 10 years playing this game repeatedly.

As we all know, this is a leverage game and when prices start falling the game changes rapidly in the other direction. This is starting to happen in Whistler BC now, where investors in the Four Seasons have taken a severe haircut as prices did not climb as expected. As a result the secondary market is now stuffed with rooms for sale at prices that in many cases are significantly below the price originally paid to the developer, implying a substantial loss for the original investor.

Rental yields in Whistler are currently hovering around 1% net, with many people not even making enough to cover their taxes, let alone make a positive return. Add debt into the financing structure and you are looking at an asset which costs you significant money every month you own it. You are essentially speculating on either a continued decline towards 0% in the yield that other investors are willing to accept, or a dramatic turnaround in occupancy levels and rates to compensate. There is no reason to believe in either of these events.

The facts are that while the rest of the property market in British Columbia stagnated for years, Whistler grew like crazy, peaking at about the same time that the rest of the BC market bottomed out, circa 2002. The market is almost entirely divorced from the factors which drive prices in the rest of the province (interest rates, unemployment levels, wages, general optimism about the strength of the economy). Rather, the market is linked to demand for Whistler skiing from the international community which can afford the elevated prices that Whistler requires.
